OUR REMODELING PROCESS


This document outlines how your remodel moves through different phases from the first conversation all the way to completion. Each phase has a clear purpose so you understand what’s happening, what decisions are needed, and how costs and timelines are managed along the way. Our goal is a process that feels organized, transparent, and predictable. Please don’t hesitate to reach out and see if we are a good fit for your project.

PHASE 1

First Conversation & Initial Site Visit

The purpose of this phase is to make sure we’re a good fit and determine if your project is feasible. After this conversation, you’ll have a clear sense of whether or not to move forward with us. If we’re not a good fit for your project we’ll provide a referral to one of our trusted partners. There is no charge for this phase.

What to expect:

Discuss your goals, priorities, and overall vision

Walk through the space to assess existing conditions

Review local permitting requirements and zoning rules

Confirm your project is feasible

Discuss a rough budget range and timeline expectations

Feel confident to begin the preconstruction process

PHASE 2

Preconstruction: Planning & Pricing

The purpose of this phase is to gather all the information needed to turn your ideas into a concrete plan and realistic budget. When this phase is complete we’ll have a shared understanding of the project scope, a realistic budget, and a clear path forward to begin preparing for construction. We charge a flat fee for the preconstruction phase according to the type and size of your remodel.

What to expect:

Discuss and sign the preconstruction agreement

Review the existing conditions, constraints, and access considerations

Coordinate with designers or engineers, if needed

Consult with trade partners to confirm scope, pricing, and constructability

Develop a detailed estimate based on defined scope and assumptions

Identify and document allowances for materials or fixtures not yet selected

Clarify assumptions and how unknown conditions will be addressed

Create a preliminary project schedule and outline the permitting path

PHASE 3

Contracting & Project Preparation

The purpose of this phase is to put everything in place, legally and logistically, in preparation for the project to begin. When this phase is complete, you’ll have a full understanding of all aspects of the project and feel confident enough to sign an agreement authorizing us to begin construction.

What to expect:

Payment schedule established for the duration of the project

Construction agreement is reviewed, finalized, and signed

Deposit payments are collected

Finalize logistics and safety planning for the job site

Permits are submitted

Trades are scheduled

Materials are ordered

PHASE 4

Construction

The purpose of this phase is to build the project safely and according to the plan. You’ll see steady progress toward a finished space and receive regular updates, communication, and guidance on the status of your project. Your project will reach “substantial completion.”

What to expect:

Demolition and structural work

Rough plumbing, electrical, and mechanical

Required inspections

Drywall, finishes, and final installations

Ongoing project management and on-site supervision

Clear communication and documented change orders, if needed

PHASE 5

Substantial Completion & “Punch List”

The purpose of this phase is to attend to the final details and finishing touches. When this phase is complete you’ll have a space that is complete and ready to use.

What to expect:

Walkthrough of the project together

Creation of a “punch list” of small remaining items to address

Completion of final inspections and any corrections needed

PHASE 6

Project Close‑Out

The purpose of this phase is to wrap things up properly. When we’re finished you’ll have peace of mind knowing everything is complete and documented.

What to expect:

Final payments are collected

Subcontractor lien waivers are obtained

Close-out document signed

Warranty documentation is provided

Care and maintenance guidance is shared
